Carefree Partners Investments, L.L.C. (CPI) is an investment and real estate development company based in Phoenix, Arizona. Established in 1989 by Rusty Lyon and Richard B. West, III, under the name Westcor Land Company, CPI initially focused on providing land banking and rolling option funds to homebuilders. Since then, CPI has grown significantly, undertaking a wide range of investment and development projects, including master-planned communities, urban developments, business parks, golf course management, senior housing, timeshare resorts, retail centers, medical complexes, and agricultural properties.
Today, CPI remains at the forefront of large-scale developments, including master-planned communities, major retail projects, business and office parks, and the creation of City Centers for the cities of Surprise and Buckeye, Arizona. Additionally, the company is involved in developing a major medical research complex and bioscience park. A key element of CPI's approach is partnering with top-tier collaborators to enhance various aspects of its projects. Current developments include retail, multifamily, and industrial ventures across several locations in Metro Phoenix.
